<li>Performing architectural systems and material takeoff and developing cost estimate reports using Timberline/Sage estimating software.</li>
<li>Coordinating with material vendors and subcontractors for market pricing.</li>
<li>Understanding the subcontractor market conditions and developing subcontractor bid lists.</li>
<li>Developing subcontractor bid packages itemizing specific trade work scopes.</li>
<li>Reviewing subcontractor bids and proposals for conformance to requested information.</li>
<li>Controlling bid day efforts amongst the estimating team to finalize competitive, hard bid estimates.</li>
<li>Discussing estimates and subcontractor bidding results with Clients and Design team members.</li>
<li>Providing constructability reviews and quality control feedback of project documents to designers.</li>
<li>Developing cost reduction strategies and evaluating value engineering suggestions for cost and schedule impact.</li>

The right candidate will have the following skills and experience:
A minimum of 5 years of estimating background with experience leading a team of estimators in cost, scheduling, design review, bidding strategies, and risk management efforts.
Proficiency in Microsoft Office products, digital take-off and estimating software.

The pay range for this position is $85,000– $120,000 annually, depending on experience, qualifications, and job-related skills. Final compensation will be determined based on factors such as relevant experience, education, certifications, and internal equity.

REPORTS TO: Operations Manager 

EFFECTIVE DATE: 5/4/2025

SUMMARY: This position is responsible for supervising the maintenance, care, and efficient operation of all equipment and facilities used by the organization at Sherwood Lumber’s Prime Distribution Center.

DUTIES AND RESPONSIBILITIES:
<ul>
<li>Oversees all equipment repairs and site maintenance activities.</li>
<li>Oversees the daily workflow, scheduling and assignments of the equipment and facilities.</li>
<li>Inspects and performs maintenance on assigned equipment and facilities including but not limited to forklifts, warehouse, trucks and yard maintenance.</li>
<li>Ensures assigned equipment and facilities are ready for regular business and special events.</li>
<li>Manages site maintenance including snow removal, utilities, site aggregate, and building-related issues.</li>
<li>Identifies mechanical problems visually and/or with computer diagnostic equipment.</li>
<li>Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for various pieces of equipment.</li>
<li>Maintains the inventory, storage and distribution of equipment.</li>
<li>Maintains repair log for all equipment and facilities.</li>
<li>Provides recommendations for purchases of new equipment.</li>
<li>Performs repairs and maintenance within budget.</li>
<li>Assists in coaching new hires during the on-boarding process.</li>
<li>Performs other related duties as assigned by management.</li>

SUPERVISORY RESPONSIBILITIES:

<li>Directly supervises facilities and repair &amp; maintenance employees within the operations department.</li>
<li>Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.</li>

QUALIFICATIONS:
<ul>
<li>Preferred: Associate's Degree (AA) or equivalent from a two-year college or technical school, or six months to one-year related experience and/or training, or equivalent combination of education and experience.</li>
<li>Computer skills required: Time &amp; Labor Management System; and Electronic Mail Software (Outlook). </li>
