Rosewood Manor Rest Home, a small, home-like nursing facility in Harwich, MA, is seeking a dependable, experienced, and hands-on Maintenance Director to oversee the maintenance, safety, and general upkeep of our facility and grounds.
The Maintenance Director plays an important role in maintaining a safe, comfortable, clean, and welcoming environment for our residents, staff, families, and visitors. The ideal candidate will be hands-on, organized, mechanically inclined, dependable, and comfortable working independently while coordinating with management, staff, vendors, inspectors, and contractors.
Requirements
The Maintenance Director will be responsible for the day-to-day operation, maintenance, and safety of the building and property.
- Identify maintenance and safety concerns and address issues promptly.
- Maintain the facility's preventative maintenance schedule and documentation.
- Maintain heating, cooling, ventilation, hot water, plumbing, and other building systems; coordinate professional service when specialized work is required.
- Perform general repairs and preventative maintenance, including basic plumbing, carpentry, electrical, painting, drywall, doors, locks, fixtures, and other building repairs within the scope of the position.
- Respond promptly to maintenance emergencies
- Assist with maintaining fire and life-safety systems and coordinate required inspections, testing, repairs, and servicing by qualified vendors.
- Maintain records of inspections, repairs, preventative maintenance, service calls, permits, certificates, and vendor work.
- Coordinate and supervise outside contractors and service providers working on the property.
- Obtain estimates and assist management with evaluating repair and replacement needs.
- Assist with snow and ice removal, storm preparation, seasonal property maintenance, and general groundskeeping.
- Maintain appropriate inventory of maintenance supplies, tools, and equipment.
- Assist with emergency preparedness and response
- Work cooperatively with the Administrator and other department heads to address resident and staff maintenance concerns.
- Assist with preparing the facility for regulatory inspections and correcting identified deficiencies in a timely manner.
- Maintain the physical environment in accordance with applicable Massachusetts requirements, local codes, fire-safety requirements, manufacturer recommendations, and Rosewood Manor policies.
- Communicate professionally and respectfully with residents, families, employees, vendors, inspectors, and contractors.
Qualifications
- Previous experience in building maintenance, facilities management, property maintenance, or a related field.
- Strong knowledge of general building maintenance and repairs
- Familiarity with Massachusetts building, fire, health, and long-term-care requirements.
- Ability to troubleshoot maintenance problems and determine when a qualified contractor is required.
- Ability to work independently and prioritize multiple maintenance requests.
- Good organizational and recordkeeping skills.
- Dependable attendance and willingness to respond to facility emergencies when necessary.
- Ability to safely use common hand and power tools.
Benefits
The pay rate for this position is $28.00 to $34.00 per hour. Full-time staff also receive the following:
