Position Overview
We are seeking a detail-oriented Commercial Construction Estimator to prepare accurate, competitive cost estimates for commercial building projects. The Estimator will analyze drawings and specifications, perform quantity takeoffs, solicit and evaluate subcontractor and supplier bids, and produce complete bid packages that support successful project wins while protecting company margins and ensuring compliance with requirements.
Key Responsibilities
- Prepare detailed cost estimates and quantity takeoffs from drawings, specifications, and project documents for commercial construction projects.
- Solicit, evaluate, and compare subcontractor and supplier proposals; develop scope clarifications and recommend selections.
- Build and maintain cost models, unit pricing, assemblies, and historical cost databases to support accurate and consistent estimating.
- Collaborate with project managers, engineers, design teams, and business development staff to clarify scope, identify risks, and refine pricing strategies.
- Attend pre-bid meetings, site visits, and client meetings as needed to gather information and validate assumptions.
- Develop and submit complete bid packages, including cost breakdowns, schedules, exclusions/assumptions, and supporting documentation.
- Perform value engineering and constructability reviews to identify cost-saving opportunities without sacrificing quality or safety.
- Ensure estimates comply with contract terms, specifications, codes, and regulatory requirements.
- Maintain accurate records of estimates, bids, and tender communications; track bid outcomes and update historical cost data.
- Work to meet aggressive bid deadlines while maintaining attention to detail and high-quality output.
Qualifications
- 3+ years of estimating experience on commercial construction projects (general contractor experience preferred).
- Proficient with takeoff and estimating software (examples: PlanSwift, Bluebeam, ProEst, Sage Estimating) and advanced Excel skills.
- Strong ability to read and interpret construction drawings, specifications, and contract documents.
- Demonstrated knowledge of construction methods, materials, labor productivity, and market pricing for commercial projects.
- Excellent analytical, organizational, and time-management skills with an ability to work under deadline pressure.
- Effective verbal and written communication skills; able to prepare clear bid narratives and present pricing rationale.
- Attention to detail and strong numerical aptitude for accurate quantity takeoffs and cost calculations.
- Valid drivers license and ability to attend site visits as required.
- Preferred: professional certification (e.g., CPE), OSHA safety training, and prior experience with cost control and project scheduling tools.
