Job Title: Maintenance Tech
Location: (On-Site) Arsenal Yards, Watertown, MA
Reports To: Operations Manager
Department: Property Operations

The Maintenance Tech is a hands-on role responsible for maintaining the physical integrity, safety, and appearance of the property. This includes performing general repairs, preventative maintenance, emergency response, and supporting contracted services. The ideal candidate is proactive, detail-oriented, and committed to delivering high standards of service and upkeep across the property.
Key Responsibilities:
Customer Service & Communication:
- Interact professionally with tenants, shoppers, contractors, vendors, and municipal personnel.
- Communicate effectively with internal teams at all levels.
- Maintain courteous and responsive service during routine and emergency situations.
Exterior Maintenance:
- Perform daily inspections and repairs of all areas of the property elements including but not limited to signage, lighting, sidewalks, curbs, and parking lots.
- Remove graffiti, patch potholes, repaint fixtures, and maintain cleanliness of outdoor areas etc.
- Support seasonal tasks such as snow removal, landscaping, spring cleaning, and holiday decor.
- Coordinate with subcontractors for site construction and contracted services (i.e. trash, pest control, landscaping, HVAC, snow removal).
Interior Repairs & Preventative Maintenance:
- Conduct repairs in common areas (i.e. carpentry, masonry, locks, doors, painting, flooring, and drywall).
- Replace ceiling tiles, change light bulbs, and maintain service corridors and utility rooms.
- Assist with HVAC maintenance, fire safety inspections, and roof inspections.
- Maintain familiarity with building blueprints and technical drawings.
Emergency Response:
- Serve as a member of the Emergency Response Team.
- Respond to property trouble calls 24/7 as needed; assess issues, perform repairs, and escalate when necessary.
- Document incidents and communicate with management regarding emergency situations.
Operational Support:
- Assist with setup and breakdown for special events and holiday décor.
- Maintain inventory of supplies and equipment.
- Keep accurate daily records of inspections, repairs, weather conditions, and incidents.
- Support vacant space turnover and tenant-related maintenance per lease agreements.
- Utilize work order system to assign or complete work order as assigned.
- Maintain inventory of all supplies.
- All other miscellaneous duties as assigned by management.
Qualifications:
- High School Diploma or equivalent required; trade school or technical certification preferred.
- 2–4 years of experience in general facility maintenance; commercial property experience a plus.
- Basic knowledge of building systems: electrical, plumbing, HVAC, and fire safety.
- Ability to read blueprints, maintenance manuals, and safety documentation.
- Proficiency in Microsoft Office (Outlook, Word, Excel) preferred.
- Strong problem-solving skills and ability to work independently or as part of a team.
- Must be able to lift up to 50 lbs., operate ladders and lifts, and work in varying weather conditions.
