JOBSUMMARY
Supervise all aspects of maintenance, preservation, care and security for the 10 buildings that comprise Chesterwood. Ensure the proper care and appearance of Chesterwood's built environment. Ensure regular maintenance of all buildings and plan/oversee implementation of curatorial, interpretive and other program areas. Assist in preparation of the property for special events as required. Supervise the Landscape Manager position.
DUTIES
- Plan and implement regular and cyclical maintenance programs to ensure the proper and cost-effective maintenance of the buildings, drafting specifications and request for proposals and maintenance projects. Identify and maintain Building Inspection Plans; and prioritize capital expenditure needs.
- Recruit, train, supervise and evaluate interns and volunteer buildings staff.
- Carry out ADA compliance programs and hazardous material mitigation. Make recommendations for Annual Quarterly Work and Long-Range Plans.
- Steward 10 buildings at Chesterwood in accordance with the Department of Interior Building Standards for a Historic Landmark Site. Oversee and provide on-site supervision on all architects, engineers, general contractors and sub-contractors, in the planning, construction, and final completion phases of all projects relating to the buildings at the site. Plan, supervise, and perform ongoing programs along with pulling building permits under construction supervisors license for the state of Massachusetts for building restoration and re-habilitation projects. Complete routine and seasonal maintenance, to include, such skills as carpentry, plumbing and heating, electrical, painting and wallpapering, roofing, retrofitting, and masonry work. Open and close buildings for the season.
- Oversee and provide on-site supervision on all architects, engineers, general contractors and sub-contractors, in planning, construction, and final completion phases of all projects relating to the buildings, utility infrastructure, and drainage.
- Serve as chief Safety and Security Officer for the property; carrying pocket pager and respond to all calls in a timely manner; responding to burglar and fire alarms and medical emergencies; developing and updating fire and security plans; serving as chief staff person for the development and updating of comprehensive disaster mitigation plan; maintaining safe work areas and observing safe work practices; keeping drives and walks plowed and shoveled and flat roofs clear of snow weight in the winter; scheduling and performing buildings and grounds checks 365 days/year; assisting in the development of policy and procedures for proper response to security, fire, and medical and life threatening emergencies.
- Assist in the planning and implementation of curatorial and interpretive programs and projects to include such activities as construction of special exhibitions, supervising housekeeper, packing, rigging, and transporting art objects, installing UV filters in museum windows, constructing storage areas and monitoring pest management program, attending workshops, lectures and seminars.
- Serve as liaison to IT department for computer and telecommunication systems. Work includes such jobs as troubleshooting phone system components, internet components, fiber optic components, computer hardware, software and system server, router, and VPN related problems, installing new system hardware under guidance of IT department, and training for staff in the proper use and functions of the phone system.
- Assist in the planning and implementation of earned income programs to include such operations as special property use, rentals, regular special events, fund raising receptions, galas, and other events.
- Build work skills and knowledge through attending seminars, courses, workshops and conferences, and regular reading and study of related books, periodicals, and handouts.
- Serve as principal Chesterwood staff member to provide historic site maintenance advice and assistance to museums and historic preservation organizations in the area.
- Serve as Department Head and carry out the duties and responsibilities of that position.
- Serve as Chesterwood representative to all tenants living or renting property housing. This includes timely response to any emergencies or problems on a 24- hour basis.
- Work with the Executive Director and other office staff in the application process for local, regional, and national grants where they relate to the historic buildings and landscape at the site.
- Maintain a clean and safe driving record with CT "F" Endorsement or equivalent (DMV background check required). Immediately notify supervisor and refrain from driving if ability to drive may be impaired due to fatigue, drowsiness, illness, use of medication or any other reason.
QUALIFICATIONS
- At least 8 years of professional level experience, including experience managing large, complex projects, preferably within a national-level non-profit setting. Experience leading project teams to generate high quality results strongly preferred.
- Outstanding professional building and landscape trade skills; sensitivity to sound preservation ethics; common sense; possession of valid driver's license.
- Advanced analytical and problem-solving skills, including issue identification and prioritization.
- Advanced project-management skills, including project budgeting, staffing and planning. Ability to achieve results with limited supervision.
- Effective communication skills. Strong verbal communication and customer service skills. Strong organizational skills. Excellent attention to detail.
- Experience successfully managing key stakeholders and relationships. Proven ability to collaborate across departments to implement processes and achieve results. Track record of building and maintaining productive relationships with multiple stakeholders. Public contact and ability to work successfully in close proximity to others required. Demonstrated success in engaging culturally diverse colleagues and stakeholders. Bi-lingual language skills a plus.
- Ability to prioritize, multi-task efficiently and respond to a high volume of ongoing requests in a timely fashion. Ability to adapt and be flexible in a dynamic work environment. Ability to work effectively with frequent interruptions required. Able to handle frequently changing and/or unscheduled tasks with accuracy. Entrepreneurial spirit and skill set a plus.
- Proven ability to continually develop skills related to use of rapidly changing technology and communications best practices.
- Proficient with Microsoft Word and Excel required. Familiarity with other software, including databases, a plus.
- Bachelor's degree (or equivalent years of experience) required. Master's degree and/or relevant certifications strongly preferred.
- Regular and reliable attendance is required.
- Some travel required.
- Minimum physical requirements include: ability to walk over uneven terrain and climb stairs and ladders; ability to lift and carry up to 50 lbs on a frequent basis and occasionally more; ability to push or pull up to 50 lbs on a frequent basis and occasionally more; ability to use heavy power equipment and to bend, squat, kneel, twist/turn, climb, and reach above the shoulder frequently; ability to work outdoors in varying weather conditions.
- Valid driver's license, with clean driving record required. DMV background check and periodic updates will be required.
- Some evening and weekend work required.
PAY & BENEFITS
This is a full-time, exempt level position, eligible for full benefits, including health, dental and life insurance, retirement benefits, paid parental leave, and 3+ weeks of vacation, plus sick time and holidays.
Hiring Range: $90,000-97,000 per year.
