Job DescriptionOur client, a real estate investment, development and management company focused on multi-family and real estate tech is seeking a highly skilled and experienced Maintenance Supervisor to oversee the maintenance operations of their residential portfolio. This role requires a hands-on supervisor who can effectively lead a team of maintenance technicians, manage an ecosystem of maintenance tasks, vendor relationships, resident relations, and ensure the efficient operation of properties. The Maintenance Supervisor will oversee a team of maintenance technicians, who are almost entirely field based. The Maintenance Supervisor will spend a portion of their time in the field providing support and oversight to technicians, but the majority of their time will be spent on-site at HQ, managing the team dedicated to the field, as well as working alongside the property operations leadership team to build and improve existing policies and processes. <ul>
<li>5-7 years of experience residential or retail maintenance, in particular across a portfolio of 100+ units</li>
<li>Previous management experience required</li>
<li>Ability to manage multiple priorities and work under pressure.</li>
<li>Experience in project management</li>
<li>Ability to be flexible with work schedule and open to working (or being on-call) some weekends as business requires</li>
<li>Excellent leadership and team management skills.</li>
<li>Strong communication and interpersonal skills.</li>
<li>Familiarity with property management software</li>
<li>Basic knowledge of Massachusetts home improvement codes and regulations</li>
<li>Motivated to develop a strong understanding of various skilled trades, such as carpentry, HVAC, plumbing, and electrical</li>
<li>Experience using Google Suite and motivated to adopt new and emerging technologies</li>
<li>Must be comfortable driving around Boston</li>
<li>A vehicle is not required for this position but a plus</li>
<li>A valid driver's license, a clean driving record, and proof of insurance are required</li>
<li>High school diploma or equivalent</li>

Job Functions:
<ul>
<li>Full-Time, Monday - Friday.</li>
<li>Responsible for inventory control and purchasing in conjunction with the manager.</li>
<li>Meets and communicates with site managers regularly to update each other on on-site issues.</li>
<li>Assumes on-call responsibilities for emergencies, shared with others where applicable.</li>
<li>Works with manager to coordinate contracts and oversee contractor activities.</li>
<li>Responds to daily emergencies and routine service work orders in a professional and timely manner.</li>
<li>Maintains the appearance of the site by collecting and discarding refuse from common areas and throughout the site daily.</li>
<li>Performs preventative maintenance schedule per site requirements.</li>
</ul>
Other Job Functions:
<ul>
<li>Maintains a clean and well-groomed appearance, and wears company-issued uniforms.</li>
<li>Is courteous to residents at all times.</li>
</ul>
 
Requirements:
<ul>
<li>Ability to respond effectively to site emergencies.</li>
<li>Basic knowledge of carpentry, and general repair and maintenance duties.</li>
<li>Ability to prioritize responsibilities.</li>
<li>Ability to get to the site in a timely manner to respond to emergencies.</li>
<li>Ability to utilize basic computer skills and use First Realty computer programs.</li>
<li>Ability to fill out and complete work orders accurately.</li>
<li>Ability to communicate effectively with site staff and residents.</li>
<li>Ability to follow directions.</li>
<li>Ability to safely operate power tools, such as saws and drills.</li>
<li>Must pass a pre-employment physical before the start of work.</li>
