About the Job:

We're excited to announce an opportunity for the position of Commercial Construction Portfolio Specialist! Under the guidance of the Vice President, Commercial Lending & Construction Management Team Lead, the Commercial Construction Portfolio Specialist performs a variety of duties to ensure the proper servicing of commercial construction loans. Additionally, this hybrid role will provide assistance to the commercial lending team.

The hiring range for this position is $75,000 to $93,000. Starting pay determined based on candidate’s qualifications and experience.

This position is Full Time, 40 hours weekly.

Essential Duties and Responsibilities (Other Duties May be Assigned):

  • Assists with management of the construction loan portfolio, including:
  • Creates disbursement schedules using the appropriate tool (Construct / Excel)
  • Reviews documents such as invoices, AIA documentation, pictures, and other supporting documentation, as applicable
  • Completes site visits and/or scheduling and reviewing inspections, as applicable
  • Orders and reviews date down endorsements and/or title searches, as applicable
  • Completes the appropriate FDICIA documentation for circulation and approval as outlined in policy
  • Initiates advance after approval
  • Maintains communication with the borrower, Team Lead and Lender as needed
    • To review disbursement schedule to ensure all parties understand the process and to make any required adjustments.
    • To work with all parties to address and resolve any issues found during advance review.
  • Assists with ongoing maintenance requirements and monthly reporting review of construction loans.
  • Ensures invoices for inspections and date down endorsements are submitted for payment and funds are collected from the borrower.
  • Reviews the end of advance period for loans and notifies loan officer of any loan that may need a modification.
  • Monitors loans for class code changes as appropriate and in accordance with FFIEC guidance.
  • Ensures the Certificate of Occupancy is obtained and filed.
  • Reviews the digital Construction folders
  • Assists with the quarterly board reporting.

  • In collaboration with the designated Commercial Loan Officer(s), assists with the following tasks:
  • Reviews the outstanding financial report and completes outreach to the borrower and/or their accountant to gather required financial information and initiates the financial review process.
  • Reviews the various property inspection reports to determine which properties are due for an inspection. Works with Lender to determine who is most appropriate to visit the property and then completes the required internal documentation.
  • Initiates funds transfers as directed by the Loan Officer.
  • Assists with miscellaneous tasks such as appraisal ordering and file comments.
  • In an effort to continually foster growth, with assigned lenders:
  • Sits in on client calls and /or attend client visits as requested
  • Assists with the collection of required documentation for a prospective transaction
  • Discusses the pending transaction with the Lender to gain a deeper understanding of how and why a loan is structured in a specific manner and begin the data entry into the LOS software.
  • Reviews loan documentation against the approval and discuss any findings with the Loan Officer.
  • Provides any additional LOS input assistance as necessary

Knowledge and Skills

It is required that the employee in this position can work independently, interpreting ideas and facts, while also analyzing and interpreting federal and state laws and/or regulations. This individual should have strong customer service and sales skills, along with the ability to communicate with a pleasant and professional manner. Employees with exceptional verbal and numerical aptitudes are required. Must also demonstrate the ability to work in a fast-paced and highly dynamic office environment all while maintaining accuracy and attention to detail.

This position requires knowledge of the Microsoft Office Suite, including Excel, Outlook, PowerPoint and Word. Knowledge of Finastra core platform, OnBase, LaserPro, Global Wave and Construct Portal is preferred. Proficient ability to navigate the sites of Registry of Deeds and Secretary of the Commonwealth is also preferred.

Employees with strong written communication skills and exceptional verbal/numerical aptitudes are preferred. Must also demonstrate the ability to meet tight deadlines while delivering a high-quality product.

Education and Work Experience

A Bachelor’s degree, or equivalent experience in Finance / Accounting or another business-related field is required. Additionally, formal credit training and/or construction monitoring is preferred. Must have two years of work experience in commercial credit or commercial lending portfolio management.

Working Conditions/Physical Requirements

This position is in an office environment, which means the physical surroundings are generally pleasant and comfortable with minimal exposure to injury or other hazards, with a moderate level of noise. Prolonged periods of sitting and looking at a computer screen with freedom of movement on a regular basis is expected. Minimal physical effort is required but could include: repetitive motion of wrists and fingers; talking and hearing; and handling of light materials and supplies. This position may require some local travel between offices and customer sites.
