About New Ways Services – (ABI Division)
New Way is MHA’s residential and community-based program for individuals living with acquired brain injuries (ABI) due to trauma, stroke, or serious illness. These life changes can bring physical, emotional, and cognitive challenges, and New Way provides the support needed to navigate them. Through personalized care, skill-building, and meaningful daily routines, individuals are supported in gaining independence, reconnecting with others, and living fully in the community. Our homes are safe, accessible, and integrated into typical neighborhoods, offering 24/7 support along with nursing, clinical, and therapeutic services.

Position Summary
The Site Manager will be responsible for the day-to-day operations of their assigned program within our New Way/ ABI division. They will work under the direction of the Program Coordinator to uphold the highest standard for all people receiving services. 
Pay Rate: $21.50 an hour
Schedule: Tuesday, Wednesday &amp; Friday 12pm-8pm, Thursday 9am-5pm, Saturday 8am-4pm (40h)
Key Responsibilities
<ul>
<li>Shift set up and planning through the use of effective communication, shift-planning sheets and regular updates with the Floating Supervisor.</li>
<li>Maintaining program scheduling and ensuring staffing ratios are adequate at all times.</li>
<li>Monitor substance counts, medication ordering, posting and verifying of medications.</li>
<li>Monitoring of money counts, petty cash and check requests with the oversight of the Program Coordinator.</li>
<li>Work with the program coordinator to hire, onboard, and train new employees.</li>
<li>Monitor daily tracking for medications, ISP goal tracking, behavior tracking, and mobility exercise.</li>
<li>Ensure that all medical appointments, therapies, visiting nurse appointments and community dates are met.</li>
<li> Model positive participant engagement and advocacy while balancing direct support and opportunities for independence.</li>
<li>Reports of all maintenance issues as appropriate to the Program Coordinator.</li>
<li>Communicate and report in a timely manner all issues, concerns or incidents to the Program Coordinator.</li>
<li>Complete the necessary written documentation related to particular incidents within mandated timelines.</li>

Requirements

We’re looking for a motivated property manager to oversee the operations of our properties. As part of the property management team, you’ll supervise administrative, leasing, and maintenance staff to maintain tenant satisfaction. You will proactively develop strategies that support everything from small day-to-day operations to long-term company goals.
 
Schedule: Monday through Friday, 9:00 am - 5:00 pm.
Location: The Commons at Boston Road &amp; The Commons at Drum Hill, Billerica &amp; Chelmsford, MA.
 
What you’ll do: 
<ul>
<li>Ensure rent and fees are collected on time and authorize corrective/legal action as required.</li>
<li>Develop a deep understanding of the competition to make recommendations to the Senior Property Manager about rental rates, renewal rents, and marketing strategies.</li>
<li>Work with property staff to review and approve new resident applications.</li>
<li>Work closely with property owner representatives on overall property strategy and property performance goals.</li>
<li>Spearhead annual property audits and prepare properties for internal and external property reviews.</li>
</ul>
What we’re looking for:

<li>5+ years of experience in property management</li>
<li>You’re a team-minded leader with the ability to hire, train, and supervise fantastic staff.</li>
<li>Between negotiating contracts, monitoring capital improvements, and evaluating staff performance, it is crucial that you are discerning and strategic.</li>
<li>You know your way around a budget.</li>
<li>Must have proficiency in affordable housing, leadership skills, Microsoft Office, and Yardi software.</li>
