Security Guard Corporate Setting

The Market Maintenance Manager is responsible for attending to the physical upkeep of the property and ensuring that resident work requests are serviced both timely and effectively, within and in accordance with the standards expected at a Corcoran-managed property and the parameters of the approved annual operating budget.
Location: The Atherton Apartments, Haverhill, MA.
Schedule: Monday through Friday, 8:00 am - 4:30 pm. On-call rotation required. 
ESSENTIAL DUTIES:
• Ensure all equipment and supplies needed for maintenance are on hand and that the most competitive price is sought. Consistently obtain pre-approval from the PD/PM for all unbudgeted purchases in excess of $500.
• Schedule and supervise maintenance/janitorial/ grounds staff to maximize efficiency and provide for both routine and preventive maintenance in a timely manner.
• Participate in the hiring interview process for staff and make recommendations on employment matters as requested.
• Ensure all units are inspected on an annual basis 120 days prior to lease renewal.
• Inspect all units upon vacating and submit report to rental manager for inclusion in deposit settlement.
• Coordinate with Property Manager/Rental Manager/Assistant Manager to ensure that units are correctly accounted for in the system (vacant vs. occupied) and that units are ready to red dot on a timely basis.
• Ensure emergency response is provided on weekends, evenings and holidays and participate in the coverage schedule. Notify the answering service of the on-call schedule.
• Maintain adequate records of preventive maintenance work, work orders, apartment refurbishing, annual inspections, purchase orders and overtime reports; submit reports on a timely basis to the PD/PM.
• Ensure all equipment is maintained and serviced pursuant to the recommendations of the manufacturer and the schedule set by the Corcoran Management Company.
• Ensure that hall, stairwell, outside and common area lights are checked regularly and any lighting that needs to be replaced is completed on a timely basis.
• Constantly be aware of potential safety problems and make necessary corrections if possible or bring to the attention of the PD/PM. Important areas of concern are walkways, stair treads, lighting and locks. Always be aware of uneven surfaces or worn materials.
• Responsible for key control system in accordance with CMC policy.
• Keep accurate records and files on contracts and suppliers, their services and products, as well as all utility shut-offs, both for the buildings and individual units.
• Ensure maintenance staff are in uniform while on the job and that all work is done in a safe and professional manner, including using appropriate safety gear at all times.
• Coordinate the snow removal effort; ensure all efforts are made to open up the property in a timely manner and that hazardous conditions do not exist. Maintain snow removal logs.
• Ensure that grounds are properly maintained and mowed; coordinate the annual landscape program.
• Maintain paperwork and vendor records; consistently utilize the invoice system technology to process invoices.
• Follow company policies and procedures at all times, including wearing appropriate company uniform and following property safety techniques and protocols.
• Complete required trainings as assigned.
• Attend required meetings.
REQUIRED EDUCATION/EXPERIENCE:
High School Diploma or equivalent combination of education/experience. Minimum of 3 years’ trade experience or general building maintenance. Working knowledge of the equipment used in this job, including electrical and mechanical systems. Ability to read, write and communicate in English. Ability to follow detailed instructions. Ability to pass background screening, Drug screening, and Physical and Agility tests at the time of hire and throughout employment.

<li>Where applicable, complete all necessary intakes from various resources and contracts from the assigned portfolio of properties. </li>
<li>In coordination with Case Management staff, determine applicant appropriateness for each specific residence including specific entry requirements. Review leases, funding sources, verify income, CORI approvals and other needed tasks. </li>
<li>Ensure that all assigned housing units are full utilized, that rent collection goals are met, security deposits are obtained, vacancies are minimized and bad debt targets are achieved. </li>
<li>Prepare for and conduct property audits or inspections as required, including but not limited to audits with the funder, housing inspections related to life safety, tenant files, and fair housing laws.</li>
<li>Work in conjunction with assigned maintenance staff on scheduling and coordinating general upkeep, major repairs, remodeling, or construction projects. Provide recommendations for needed capital repairs and projects. </li>
<li>Attend regularly scheduled property performance review and status meetings. Develops and implements strategies to improve property operational and financial performance. </li>
<li>Works with law enforcement/local authorities and appears in Housing Court as needed. </li>
<li>Working with Case Managers as needed, to qualify potential program participants to ensure documentation completeness for housing.</li>
<li>Identify, qualify, recruit and train potential Resident Managers while involving Case Managers in the process as needed.</li>
<li>Where appropriate, conduct house meetings, focusing on maintenance, upkeep of the building, and general house issues. Involve the Case Manager(s) as needed.</li>
<li>Ensure operational readiness for any newly assigned properties.</li>
<li>Responsible for collaborating with the Case Manager to ensure all necessary funder reports are completed and submitted on time.</li>
<li>Shows properties, explains terms of occupancy, and provides information about the community to prospective tenants.</li>
<li>Coordinate the eviction process including notices and necessary documentation.</li>
<li>Engage all clients by understanding and addressing their needs whether within or outside the scope of work.</li>
<li>Attend &amp; participate in engagement team meetings as requested and communicate effectively with clients and staff in other areas.</li>
<li>Maintain confidentiality of client, employee, and agency information in accordance with federal and state laws as well as funding requirements.</li>
<li>Ensure compliance with program/department, agency and/or funding requirements, as well as SMOC policies &amp; procedures.</li>
<li>Conduct Housing Quality Standard inspections at time of move-in for annual recertification or as needed.</li>
<li>Other duties as assigned.</li>

Knowledge and Skill Requirements:
<ul>
<li>Bachelor’s degree or equivalent of four years related experience.</li>
<li>PMC certification preferred, but not required.</li>
<li>Previous property management experience and experience working with the homeless or disadvantaged population. </li>
<li>Knowledge on local housing laws, rules, and regulations.</li>
<li>Strong organizational and planning skills as well as excellent written and verbal communication skills. </li>
<li>Ability to work both independently and in a strong team environment.</li>
<li>Must have a valid driver’s license, reliable transportation and meet insurance standards. </li>
<li>Working knowledge of computers including Microsoft Computer Applications</li>
<li>Experience with Property Management Systems like Yardi, RealPage, AppFolio and other PM Software Systems is preferred. </li>
</ul>
Organizational Relationship: Directly reports to the Regional Property Management Supervisor.
Physical Requirement: Must have the ability to ascend and descend stairs as many of our properties are residential and do not have elevators. Lift and transport various items up to 35 lbs. The employee may be required to bend, kneel, stoop, sit or stand on a frequent basis and for extended periods of time. Must be able to drive a vehicle and make frequent stops. 
Travel: Local travel to assigned properties is required. 
Working Conditions: Availability for emergency situations on nights and weekends can be needed. As part of the responsibilities of this position, the Property Manager will have direct or incidental contact with clients served by SMOC in various programs funded or administered through the Executive Office of Health and Human Services. A successful background check is required.
Remote Work Option: Remote work is permissible in some positions at SMOC depending on the key functions and responsibilities. The Property Manager position is eligible to work from home 20% of the week in scheduling coordination with the department manager.

Job Summary
The Facilities Coordinator will lead and execute a variety of facilities management services within a local setting for a national client. The Facilities Coordinator has a thorough knowledge of best practices for building maintenance and operations, office management, customer service, as well as the policies and values of Eurest Services and the client. In addition, the Facilities Coordinator will focus on the needs and requirements of the client using best practices to exceed expectations. This position reports to the Business Services Manager.
 Essential Duties and Responsibilities:
 Maintain and support facility goals and objectives while regularly inspecting and evaluating the physical condition of the facility; recommend maintenance and repairs to management. Anticipate needs and recommends organization changes for staff, services, continuous quality, and operational improvement. Manage site amenity programs. Provide facilities orientation to all Hourly new hires, as well as training and appropriate coaching. Review and resolve outstanding ticket requests in a timely manner. Conduct daily walk throughs to ensure clean and organized building. Responds to emergencies at the facility as directed.
 Vendor Management
 Coordination of vendor and building management services. Oversees and assists in specialty services provided on site. Anticipate, recommend, and manage vendor contract services for health and life safety. Event Coordination Develop, organize, and facilitate on and off-site events. Willingness to be available after hours or in an emergency situation. Coordinate and assist with meeting room set ups and arrangements, as needed.
