SUMMARY The Waterpark Facilities/Maintenance Manager plans, organizes and directs a large-scale building maintenance program including plumbing, carpentry, electrical components and systems, painting, HVAC systems and small engines.
 ESSENTIAL DUTIES &amp; RESPONSIBILITIES (include the following, other duties may be assigned)

<li>Supervises, coordinates and implements all operational aspects of the maintenance department including, but not limited to hiring, training, daily scheduling, and park operations.&nbsp;</li>
<li>Responsible for updating or drafting job descriptions, manuals and policies for all maintenance staff.&nbsp;</li>
<li>Daily monitoring of equipment, attractions, and facility through the use of opening/closing and daily maintenance checklist.&nbsp;</li>

<li>Develops a Preventative Maintenance (PM) plan for the Jay Peak Indoor Water Park campus and any other assigned areas.&nbsp;</li>
<li>Demonstrates the ability to be a team player with the flexibility necessary to both function effectively in a management role as well as using hands on techniques to train subordinates and complete tasks when necessary.&nbsp;</li>
<li>Sees the items that need attention and assign them for completion as necessary.&nbsp;</li>
<li>Ensures all new hired employees represent "Raised Jay" spirit to guests and employees.&nbsp;</li>
<li>Reviews maintenance activities and improves the effectiveness of the department's operations and repair projects.&nbsp;</li>
<li>Devises effective operational work schedules for all staff.&nbsp;</li>
<li>Interprets thoroughly the blueprints, sketches and specifications from technical plans, repair plans, and contract plans what is necessary from the maintenance department from the start of a project through the conclusion or beginning of daily operation.&nbsp;</li>
<li>Prepares and maintains work records and reports.&nbsp;</li>
<li>Achieves and maintains effective working relationships with associates, contractors, and the general public.&nbsp;</li>
<li>Paces cost controls on repairs or new projects.&nbsp;</li>
<li>Assigns and directs work in order to maximize utilization of personnel, equipment, and materials.&nbsp;</li>
<li>Reporting, quality control, and tracking systems for monitoring contract agreements.&nbsp;</li>
<li>Expresses ideas effectively both orally and in writing.&nbsp;</li>
<li>Constantly reviews operations to improve the effectiveness of the department.&nbsp;</li>
<li>Exercises significant judgement in resolving problems that arise in normal building operations.&nbsp;</li>
<li>Has the ability to learn building operational procedures and develop the knowledge and skills necessary to work as a Manager on Duty including the ability to perform opening and closing responsibilities.&nbsp;</li>
<li>Learns and operates all functions of the various hardware and software used throughout the park.&nbsp;</li>
<li>Is involved with the aquatics department to ensure all areas of the aquatic floor remain in good repair.&nbsp;</li>
<li>Attends staff meetings as necessary and is a part of the management team.&nbsp;</li>
<li>Ensures that all required licenses and permits for the entire water park are kept current. Establishes quality control and safety standards, develops budget and expense controls in departments of responsibility.&nbsp;</li>
<li>Other duties as assigned, which could be directly related, or un-related to original position.</li>

SUPERVISORY RESPONSIBILITIES
Supervises 3-5 employees in the Maintenance department. Is responsible for the overall direction, coordination, and evaluation of these units. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Must obtain and maintain a Vermont Department of Agriculture Chemical Applicator License as well as any other required Vermont, county or city, permits or licenses as required.

The Groundsperson supports the crew by performing work from the ground including clearing brush and trees as directed, and performing clean-up on each job site.
ESSENTIAL FUNCTIONS

<li>Always follow and help enforce safe practices and rules</li>
<li>Keep work area clear of debris</li>
<li>Work from the ground and clear undergrowth from right-of-way by using handsaws, pole saws and pruners, hand pruners, loppers and gas-powered chain saws to cut brush and trees</li>
<li>Load and unload trucks with logs, brush and debris; feed brush into brush chipper</li>
<li>Use hand lines to lower limbs and equipment</li>
<li>Perform general clean-up of job sites following completion of work</li>
<li>Carry, prepare, and store materials, tools and equipment at work site</li>
<li>Set up and break down road signs as directed</li>
<li>Flag traffic to protect employees and the public from potential harm or injury</li>
